At the Flip house today... 

I met with my plumber, Steve, and discover that most of the pipes have burst from the cold and need to be replaced...didn't realize the piping was going to be as bad as it is. $$$

Installing a new boiler... I knew this beforehand, so it is within my budget.

Lining the Chimney today... as it is not up to code without a liner. $$

Getting the bones of the house up to par is the not so fun part.
Off to a bit of a rocky start, but I always plan for the unexpected so hopefully we can still do most everything we want to do. Considering the amount of plumbing and heating costs are higher than anticipated, I may decide to forgo replacing all of the windows in the house and only replace a portion of them.  We will see how things pan out....

Staircase Redo

Happy Sunday
I can't wait to tackle some projects today!

My staircase to the basement is such an eye sore. I finally started tearing up the rug and can't wait to transform this area! I will also be replacing the basement door from a basic slab door to a French door to open up the space, this is a great design idea that makes a huge impact and is not expensive at all.
I should be done in about a week, and will of course post my After photos.  Check out my B&A tab for more details.

Something to take the Winter blues away!

As I surf the Blogs, this page catches my eye and I am now inspired to paint something in my house this very pretty blue.  Take a look at this ~ oh so pretty~ blue cabinet! What better way to wash away the winter blues and welcome in Spring than a fresh coat of paint.  Love it!

My First Flip


As I continue to wait for the electric and plumbing to get up and running in our next house, I thought I would share with you some photos of my first major renovation project.  This house was a mess from top to bottom and uninhabitable at the time of purchase, but we got it for a steal and it was the perfect size for us to get our feet wet. We ran into a lot of unexpected issues along the way, such as major water damage, pests and rodent nests, chimney damage and so on, but in the end we stayed relatively within our budget.

Renovating a house for resale is very different than renovating a space for your personal use. Two rules of thumb while renovating for resale are to know where and where not to spend your money, and to keep your emotions in check.  For example, that beautiful white farmers sink would look so pretty in the kitchen, however I am going to opt for the basic white drop-in sink because it will save me several hundred dollars off my bottom line, and it won't deter a potential buyer. This can be quite challenging for us design enthusiasts, but is very necessary if you don't want to end your project under water.  And when in need of a contractor to help along the way, I would suggest obtaining several different quotes, as surprisingly, they can vary in price drastically. But more importantly, it is wise to use someone you trust because some contractors simply won't show up to finish a job. Fortunately, with the economy as it is these days, most contractors are happy to show up.

In the end, our first flip was a great learning experience and loads of fun, and I can't wait to embark on the next one!
